Choosing a building contractor is one of the most important decisions in any project. The right construction company protects your design, your budget and your timeline. Here is what to look for before you sign.
Check licensing and registration
A construction company in Dubai should hold a valid trade licence for contracting activities and be registered with the relevant authorities for the type and size of work. Ask for copies and check that the legal entity on the licence matches the one on the contract. Our guide to construction contracts in Dubai explains what to agree in writing.
Look at relevant experience
Building a luxury villa is different from a residential tower or a commercial building. Ask to see projects similar to yours in type, size and specification, and ask what role the company played on each one. You can browse KEA’s construction projects for examples.
Understand who is on the team
Good construction depends on people: engineers, project managers, planners, quality and safety professionals. Ask who will manage your project day to day and how the site team is structured.
Ask how quality is controlled
A professional contractor has a clear QA/QC process: material submittals, sample approvals, inspection and test plans, and snagging before handover. Ask how defects are recorded and resolved.
Health, safety and site management
A safe, organised site is a sign of a well-run company. Ask about the HSE plan, site supervision, and how neighbours, access and deliveries will be managed — especially in established villa communities.
Communication and a clear contract
Agree the scope, programme, payment schedule, variations process and handover requirements in writing. Regular progress reporting makes it easier to make informed decisions throughout the build.
